Damion Lupo

Damion Shane Lupo (born August 1977) is the CEO and President of the Denali Companies. He is the author of the self-published real estate guru book, Maverick Mistakes in Real Estate Investing, which is the only product published by Denali Media Group.[1] Lupo describes the book as "an expose into the first 5 years of real estate investing and the brutal lessons learned doing business for real."[2] One amazon.com reviewer described it as "simply horrible". Another reviewer states, "This self-published pile of trash would scare anyone away from real estate investing, in the fear they'd encounter someone like Lupo."[3]
Lupo was an IAFF "premium sponsor", paying Casey Serin $500 for a one-month advertisement for his book. He was also a featured caller on the May 25th 2007 Foreclosure Fridays Live talkcast, in which he talked about his book and his experiences and revealed that he had spent over $250,000 on real-estate seminars. After Serin's publisher made a guest post on IAFF, Lupo was one of several associates speculated to be the as-yet-unnamed publisher. The speculation was ended by the outing of Serin's publisher as Marty Stewart.[4]
In September 2007, Lupo entered into a business relationship with Casey in which Casey performed "consulting" work for the former. This partnership led to the creation of the Foreclosure Help Book project. Along with Serin, Lupo maintained the FHB blog, both by as a reviewer/editor of Serin's posts and by writing himself. Despite his reportedly being $5 million in debt,[5] Lupo was seen stealing sporting a new Lamborghini Gallardo Spyder.[6]
There was speculation that Lupo was the reason for Casey's July 17th visit to Phoenix.
On November 6, 2007, Lupo rather humorously admitted to his status as a bus crush victim[7] by posting a photo of a tricked-out school bus on the FHB site.

In February 2005, Lupo self-published his first and only real estate guru book, Maverick Mistakes in Real Estate Investing. The exact sales of this title are unknown to the public, but based on the Amazon.com sales rank, it's likely that the number is in the dozens. A post by GordonSanders on Caseyhaterz.com reports the average lifetime rank (as of October 2007) as 905,938. As explained by Amazon Sales Rank For Books, "an average rank of 1,000 to mean you have a seriously successful title, an average rank of 10,000 to mean your doing pretty good for a book that's no bestseller, an average rank of 100,000 to mean it's not going to contribute significantly to your income, and an average rank of 1,000,000 to mean you only need to check a couple times a year to compute the average rank."
Employed as a real estate salesman, licensed in the state of Arizona on February 25, 1997.[12] Started his employment with ERA-YOUNG REALTY & INVESTMENT CO on March 4, 1997. Moved to DAN SCHWARTZ REALTY, INC. on February 8, 2000. Lupo's license was terminated on February 28, 2005 for unknown disciplinary reasons (Nigel later stated that this was due to a "marketing violation.") [13] Other real estate-related disciplinary actions include a $1,000 civil penalty on February 12, 2003 for failing to disclose in writing his licensed status to a seller.[14]

Lupo attended a Global Leadership Certification course at the Thunderbird Graduate school. He attests that when he took the course in 1999 that it was a 12-week course as opposed to the three-day $4,100 course that is offered today.[15][16] He describes the program as "modeled after the MBA program at Harvard"[17] and refers to his CCIM certification as "the equivalent of a MBA in real estate investment."[18]
