Nigel Swaby

Nigel E. Swaby (born August 9, 1970) is a Salt Lake City mortgage broker who writes a number of purportedly award-winning, nationally recognized blogs -- among them: SLCRE, DHC, and allegedly, RCS. He is also a confirmed reader of Caseypedia. His last name is pronounced "SWAY-bee".

Swaby was initially known online as a prime example of how virtually anyone can enter the real estate business with few, if any, credentials. In fact, he notes no credentials whatsoever and his only discussion of past activities relates to his involvement in selling Olympic pins at the Salt Lake City Winter Olympics in 2002.[1] He is generally repeatedly rebuffed on various real estate websites, only to revel in the verbal abuse he takes. Swaby has been insulted on many websites for his incorrect assumptions about the real estate business, but he tends to ignore the insults and repeatedly come back for more -- a verbal masochist of sorts.
Swaby is widely known in the Haterz™ community under a number of colorful nicknames:
- Cornflake -- as a counterpart to Serin's Snowflake, only not as special.
- Butterfly -- coined by Duane LeGate, referring to Nigel 's being attracted to the "flower" that is Casey Serin.
Swaby was employed as a mortgage broker at Integrity First Financial during most of the Casey saga. His boss was Byron Goates, who had been alleged by some Haterz™ to be the "money partner" who sponsored Casey Serin's March 2007 trip to Utah. The purpose of the trip was not fully explained by any of the parties involved at the time, leading to speculation regarding Swaby's affiliation with Gold Medallion Homes, his access to those homes during Serin's visit and the possibility of further shady deals. Swaby later explained the Salt Lake City trip in a four-part series of posts on DHC.[2][3][4][5] His detailed expose' indicates that neither he nor his boss had any major role in Serin's adventure or reason for being in Salt Lake City.
Swaby's employment status is unknown as of June 2008. He continues to update the SLCRE blog and makes repeated references to speaking with homebuyers around the country about morgtgages[6], suggesting that he is still working in a mortgage related field.
On his blogs, Swaby has often bragged about shiny objects he supposedly owns, including two BMWs, an indoor pool, a spa, and an outdoor pond with koi. It has been speculated that Swaby and his wife actually live with Swaby's parents, who are the true owners of the above objects. The few pictures of Swaby that circulate on the internet give the impression that his wardrobe has a large pleather section.
[edit] From Pin Salesman to Web Journalist
Swaby was initially attracted to Casey Serin as a source of traffic and potential leads. A frequent commenter at IAFF, he once noted:
- Every post I’ve ever made on this board has a link to my blog… either within the post or in my name… sometimes both.[7]
He apparently attempts to follow this type of pattern (see "link whoring") of driving traffic to his blog via strewing posts at various message boards, such as Silicon Investor where he posts as: "SLCMORTGAGES", and in his 83 posts has been placed on ignore ("plonked")[8] by 4 people, meaning about 5% of those who read them can't stand to see his posts.[9]
In October 2006, he leveraged Serin's story by writing a series of articles on his Salt Lake City Real Estate Blog.[10][11][12][13][14][15] Although the story had already been covered by USA Today[16], Swaby attempted to juice the situation by issuing a paid press release:[17]

- Salt Lake City, UT (PRWEB) October 31, 2006 -- Casey Serin has become the media poster child for the American housing bubble as it deflates. [...] Nigel Swaby, a licensed mortgage broker and industry writer, has picked up the story on his blog www.slcrealestate.blogspot.com and has released a serialized version of his interview with Mr. Serin.
- "I saw Casey's story out there in the first weeks of September and made a couple of advisory posts," Swaby commented. With house prices declining, the media turned its focus to bubble talk and Casey soon became the poster child of what not to do. "As I kept reading his story, I realized he's very intelligent and pretty shrewd about reaching his goal of avoiding foreclosure," Swaby added.
Nigel promoted his Casey Serin series at various real-estate online forums, rapidly developing a reputation as a vapid traffic-driven self-promoter. This exchange at the San Diego Creative Investors Association messageboard is typical:[18]

Nigel goes on to crow about Yahoo News "picking up" his coverage; his pomposity is rapidly replaced with backpedalling as the true nature of the press release becomes known:

Ahh, I feel bad. That was a little misleading. [...] The truth is, most business news is generated by press releases. Tickle Me Elmo 10 wouldn't be the hottest thing this Christmas without a well timed press release from Mattel.
Nigel continues to write about Casey on his SLCRE blog. The press continue to ignore him.
The number 2759 has assumed magical powers to most Haterz as it is the number of regular subscribers (to what?) Nigel claimed to have. 2759 is often quoted in ludicrous situations.
[edit] Failed Partnership with Casey
At their meeting in Salt Lake City early in 2007, Swaby and Serin agreed to form a partnership in IAFF with the aim of turning the site into a profit-generating "foreclosure resource" website. One of the conditions of this agreement was that Serin would get a full-time W-2 job upon the conclusion of the meeting. Serin's "recklessness and disingenuousness," as evidenced by his unwillingness to enter into a full-time W-2 job (a process involving actual "work"), his holding of a beg-a-thon on the same day that he purchased highly-speculative GSPG stock, and his decision to drop everything to attend additional NRU classes caused Swaby to break off the deal and the agreement was terminated.[19][20]
Nevertheless Swaby decided to forge ahead with a derivative website and blog on his own: www.foreclosureavoiders.comand foreclosureavoiders.blogspot.com. Both sites are currently without any useful content.
[edit] Allegations of Unethical Activity
Swaby was accused of using his position as a mortgage broker to allegedly pull a credit report on Rob Dawg and use some of the information contained therein to allegedly start the Robert Coté Sux blog. Shortly after these allegations surfaced, Nigel briefly stopped updating DHC, removing all the comments. The RCS blog has also not been updated since then and was later deleted. At the time, Rob Dawg suggested Swaby's shiny things may not be his much longer. However, Rob later commented that he believed Swaby was not involved in RCS.
[edit] Shift towards Haterz™ Team
On June 11th Swaby participated in a Haterz™-cast in which he displayed cool under fire with a previously unrevealed sense of humor and self deprecation. Haterz™ speculate he may be coming in from the cold and will transmogrify from a supporter to one of the haterz™. Swaby proposes DHC allowing comments once more and furthermore that if people will be nice to him he will continue answering questions regarding "G", the Utah payment and other matterz. Ultimately the decision to do so was purely motivated by Swaby, since nobody had a way of telling him on his own website that he could expect to be treated any differently. [21].
As of June 12, 2007, a post with comments enabled has appeared at SLC and what looks like a constructive dialog is taking place. In fact, in several recent articles there he has lucidly and objectively recounted the original Salt Lake meetings, confirmed some suspicions about Casey, and otherwise served the cause of ultimate justice by sharing facts and commentary associated with his involvement with Mr. Serin.[22].
After the meltdown at ForeClosureHelpBook.com in October 2007, Nigel began hosting his own version of the Haterz-Cast, eventually renaming it to the KoiCast.
